Welcome to the December, and final, edition of The Star Residences blog for 2021

Construction Update

We finish off the year applauding the tremendous construction progress of The Star Residences. The apartments are therefore on track to complete and settle the development in early 2022. This means, if you haven’t already commenced your finance application, should you be obtaining finance to settle your apartment, you must do so immediately. Delaying this start means you run the risk of not settling on time, and the developer reserves its right to impose penalty interest on late settlements.

Bank Valuation Inspections

We will announce the commencement of bank valuation inspections in January so please look out for this all-important email from Property Settlement Solutions. These inspections are for your banks’ valuers only; you will get your opportunity to inspect your apartment shortly thereafter and before settlement.

NEW OPENINGS AT THE STAR

Dorsett Hotel

The Star Gold Coast has welcomed Australia’s first Dorsett hotel to the Gold Coast on the day of a special milestone. Construction of the Hotel, located within the tower and under the residential apartments, reached practical completion, with its doors opened on Boxing Day 2021.

Dorsett Gold Coast General Manager Michael Foster said, “Today (marks an exciting milestone as we move a step closer to welcoming guests, as) we announce that the Dorsett Gold Coast will officially open on Boxing Day. Here on the Coast, we’re thrilled to be the very first Dorsett Hotel in Australia and offer a new, young, vibrant brand to our city”. Dorsett Hospitality International already has a total of 55 properties in 25 major cities across the world and has identified the Gold Coast as the perfect location for its first Australian hotel.

Located within the Star Gold Coast’s world-class entertainment and leisure precinct, the Dorsett Gold Coast’s guests can experience world-class bars and restaurants, a theatre and conference and entertainment facilities.

Mark Hodge, General Manager Hotels & Residences at The Star Entertainment Group said “The Star is delighted to welcome Dorsett to the Gold Coast and are very excited that world recognised brand Dorsett has chosen the Gold Coast and us here at The Star  GoldCoast to launch its first hotel in Australia.”

Destination Gold Coast Consortium Project Director Jaime Cali said “Dorsett Gold Coast is located in the soon to be completed 53 storey hotel and apartment tower and construction has created 1,500 jobs, and we look forward to continuing to be a major employer on the Gold Coast when we open.”

Dorsett’s bold expansion will continue in the coming months and years with new-build Dorsett Hotels in Brisbane, Melbourne and Perth following the Gold Coast opening, showing confidence in the Australian tourism industry’s ability to recover from the challenges of the COVID-19 pandemic.

 The Star Gold Coast has unveiled a luxurious pool club and skyline party and events space on level six of the new $400 million, 53 storey hotel and apartments tower on Broadbeach Island. 

In a sign of confidence in the state’s economic resurgence and an expected summer tourism blitz, The Star is supercharging the expansion of its leisure and entertainment destination with the launch of Isoletto Pool Club and Isoletto Privé events space. 

Located on the luxe leisure deck with sweeping views of the Gold Coast shoreline and hinterland, Isoletto Pool Club will be exclusive to all hotel guests within The Star’s resort, including The Star Grand, The Darling and Dorsett Gold Coast, while Isoletto Privé will be available for private and corporate occasions, events and celebrations including weddings and a border-opening, end of 2021 New Year’s Eve party.

Finance Application Commencement

Now is the time to commence your finance application if you have not already and you require finance to complete the settlement of your apartment.

It is important you commence the process now to settle on time, in early 2022 and avoid any late penalties.

Do not underestimate the time required to complete your finance applications. 

Banks and financiers are experiencing great demand so the timeframe to fully complete your application may be longer than anticipated or you have experienced in the past.

SEPTEMBER | CONSTRUCTION UPDATE

The construction of The Star Residences – Tower 1 continues, well on schedule, as the tower “tops-out” with the completion of vertical construction, ahead of a scheduled opening in early 2022.

Inside the tower, the fit out of the apartments is well underway, with kitchens currently being installed on Level 36 and tiling and timber flooring installations following closely behind, with these works continuing progressively up the tower.

Other works around the tower are also underway, with landscaping on the Level 6 Leisure Deck now commenced, and the form work of the Leisure Deck pool is now complete.

JULY | CONSTRUCTION UPDATE

The Star Residences – Tower 1 is in the final year of completion. With less than 12 months to go, construction continues on schedule with the tower structure currently complete up to level 43 (80%) of its 53 levels and the façade following closely behind at level 38.

Fitout of residential apartments is well underway, with the first levels of apartments having bathroom tiling, kitchen and bathroom joinery and stone installation taking place. 

Additionally, as shown in the images and video below, the following works are now complete or underway;
– Atrium and retail promenade (complete)
– Hotel Façade Install (Complete)
– Install of level 20 – 21 architectural banding (90% Complete)

As we head into the second half of 2021, the tower will continue to progress with the following works taking place;
– Completion of residential structure (Ongoing)
– Fitout of residential amenities including pool (Ongoing)
– Residential façade install (Ongoing)
– Residential internal fit out (Ongoing)

CONSIDER FINANCE OPTIONS

At about 3-4 months before settlement you should start to narrow down what financial options you have to settle.

Will you settle by cash, get a home loan, or maybe a combination?

Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.

VALUATIONS
BEGIN

We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.

For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.

PURCHASER INSPECTIONS

At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.

Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.

PRE-SETTLEMENT PERIOD

Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.

During this time the builder will continue to address any defects where possible.

DAY

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Make sure your loan has been finalised and your cash is ready.

Once your settlement is complete the keys to your new home will be available to collect.

POST
SETTLEMENT

Your settlement has been finalised.

We'll pass on details of the move in process and helpful information so you can get ready for your new home.

Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
