We have been appointed by the developer to assist you in your settlement journey, right up until you collect your keys. You can think of us as your settlement concierge; we are here to help however we can and point you in the right direction with your enquiries. 
 
You will hear from us a bit during your settlement journey, and this is where most updates will be posted – the settlement update page. Below we’ll be sharing construction updates & photos, as well as posts letting you know when valuations and Purchaser Inspections are available.

KEY COLLECTION UPON SETTLEMENT 

Once your settlement has been finalised, collection of your keys and handover manual will be available from:

Located on Level 1, 5 The Darling Avenue, Broadbeach Island (next to the Dorsett Hotel lobby)

Collection Times

The collection of keys will be available at the following times: 

Monday to Thursday 3:00 – 5:00pm

Friday 5:00 – 7:00opm

until further notice. 

Before you collect your keys, please ensure the following:

  • Key collection is limited to one (1) purchaser who must have their photo ID ready to present to the consultant.

  • Your keys cannot be released by our consultant until settlement is confirmed by the Vendor’s (developer’s) Solicitor. Generally, this can take 1 – 2 hours from notification of settlement from your solicitor. We recommend waiting 2 hours after your settlement has been completed until you collect your keys to avoid having to wait in the lobby.

  • If you would like a representative to collect the keys on your behalf, they must bring along a completed Key Collection Authority Form authorising the collection of your keys. The Form can be downloaded from the link below and needs to be completed and signed off by you, the purchaser. Your representative must bring the below form together with their photo identification to collect keys. Property Settlement Solutions will not be able to release your keys unless the completed form and Photo ID are presented.

All apartments other than 12601, 12602, 12604, 12607, 12609, 12610 are available for bank valuation inspections and those on level 53.

THE PLAN OF SUBDIVISION HAS NOW BEEN REGISTERED WITH THE QUEENSLAND TITLES OFFICE

The Plan of Subdivision has now been registered with the Queensland Titles office and the developer has  triggered settlement on most apartments, from level 21 to level 43 inclusive. Please liaise directly with your legal representative for settlement details. 

LAST CALL FOR PRE SETTLEMENT INSPECTION BOOKINGS!

With settlement coming up quickly for the below apartments, should you wish to inspect your apartment prior to settlement, we are conducting pre settlement inspections until COB Wednesday 11th May. After this time, if you have not conducted your inspection, Property Settlement Solutions will conduct your apartment on your behalf, write a report to log with the builder and share this report with you, complete with photos. 

The following levels have been released and appointment allocations are booking up fast.

BANK VALUATION INSPECTIONS NOW OPEN!

Bank valuation inspections have now commenced on the following levels:

  • Levels 23 to 25
  • Most apartments on level 26

The final apartments will be released in due course: purchasers will be advised of inspection dates via email so please look out for this, then ensure you pass this email onto your bank or broker, should you be obtaining finance to complete the settlement of your The Star Residences apartment.

MARCH 16 2022 | THE STAR RESIDENCES UPDATE

We are now in the final stages of both apartment and building completion and close to announcing commencement dates for bank valuations, which are still anticipated for end of this month. 

Despite the recent extreme weather events, we are pleased to announce there was no flooding at the Star Gold Coast nor any damage in The Star Residences building or apartments.   

Again, we will announce bank valuation commencement dates as soon as we are able. These will be followed closely by purchaser pre settlement inspection dates. Please continue to push bank applications through in the meantime. Your bank applications, if obtaining finance, must be under way by now in order to settle on time.  

Construction Update

Below, in Construction Photos, are some updated photos showing fit out detail of the pool area, with the wonderful completed, hand painted mural from local artist Loretta Lizzio, and associated recreational areas.

FEBRUARY 2022 | THE STAR RESIDENCES UPDATE

Works have been going very well at The Star Residences and most components of the building are in the final stages of completion.

Valuation Inspections

Valuation inspections will commence in March 2022 to allow for finishing touches to be completed in the Recreational Deck area (pool, spa, sauna, BBQ area and more), to showcase to valuers the impressive amenities that The Star Residences has to offer residents and tenants. In the meantime, continue to push your finance applications through to ensure on time settlements.

Purchaser Pre-settlement Inspections

Purchaser pre-settlement inspections will commence in March too. Look out for emails closer to this time with dates and times for inspections.

Welcome to the December, and final, edition of The Star Residences blog for 2021

Construction Update

We finish off the year applauding the tremendous construction progress of The Star Residences. The apartments are therefore on track to complete and settle the development in early 2022. This means, if you haven’t already commenced your finance application, should you be obtaining finance to settle your apartment, you must do so immediately. Delaying this start means you run the risk of not settling on time, and the developer reserves its right to impose penalty interest on late settlements.

We will announce the commencement of bank valuation inspections in January so please look out for this all-important email from Property Settlement Solutions. These inspections are for your banks’ valuers only; you will get your opportunity to inspect your apartment shortly thereafter and before settlement.

Now is the time to commence your finance application if you have not already and you require finance to complete the settlement of your apartment.

It is important you commence the process now to settle on time, in early 2022 and avoid any late penalties.

Do not underestimate the time required to complete your finance applications. 

Banks and financiers are experiencing great demand so the timeframe to fully complete your application may be longer than anticipated or you have experienced in the past.

SEPTEMBER | CONSTRUCTION UPDATE

The construction of The Star Residences – Tower 1 continues, well on schedule, as the tower “tops-out” with the completion of vertical construction, ahead of a scheduled opening in early 2022.

Inside the tower, the fit out of the apartments is well underway, with kitchens currently being installed on Level 36 and tiling and timber flooring installations following closely behind, with these works continuing progressively up the tower.

Other works around the tower are also underway, with landscaping on the Level 6 Leisure Deck now commenced, and the form work of the Leisure Deck pool is now complete.

JULY | CONSTRUCTION UPDATE

The Star Residences – Tower 1 is in the final year of completion. With less than 12 months to go, construction continues on schedule with the tower structure currently complete up to level 43 (80%) of its 53 levels and the façade following closely behind at level 38.

Fitout of residential apartments is well underway, with the first levels of apartments having bathroom tiling, kitchen and bathroom joinery and stone installation taking place. 

Additionally, as shown in the images and video below, the following works are now complete or underway;
– Atrium and retail promenade (complete)
– Hotel Façade Install (Complete)
– Install of level 20 – 21 architectural banding (90% Complete)

As we head into the second half of 2021, the tower will continue to progress with the following works taking place;
– Completion of residential structure (Ongoing)
– Fitout of residential amenities including pool (Ongoing)
– Residential façade install (Ongoing)
– Residential internal fit out (Ongoing)

SETTLEMENT JOURNEY STAGES

CONSIDER FINANCE OPTIONS

At about 3-4 months before settlement you should start to narrow down what financial options you have to settle.

Will you settle by cash, get a home loan, or maybe a combination?

Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.

VALUATIONS
BEGIN

We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.

For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.

PURCHASER INSPECTIONS

At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.

Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.

PRE-SETTLEMENT PERIOD

Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.

During this time the builder will continue to address any defects where possible.

SETTLEMENT
DAY

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Make sure your loan has been finalised and your cash is ready.

Once your settlement is complete the keys to your new home will be available to collect.

POST
SETTLEMENT

Your settlement has been finalised.

We'll pass on details of the move in process and helpful information so you can get ready for your new home.

Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
