We’re Property Settlement Solutions and we’ve been appointed by ICD & Max Cap Group to assist you in your settlement journey.  We will assist in areas such as co-ordinating access for valuations, booking your Pre-settlement Inspection, key collection after settlement and general enquiries.

Below we’ll be sharing construction updates & photos, as well as posts letting you know when valuations and Purchaser Inspections are available. LATEST SETTLEMENT UPDATES | 交割更新

May | STAGE 1: APARTMENTS ACROSS LEVELS ONE TO EIGHT EXCITEDLY BEGIN SETTLEMENTS

Approaching June 2022, the first portion of settlements in Aspire Melbourne are expected to commence any day now, comprising majority of apartments from levels one through eight.

Significant progress is also being made to the rest of the building with SP2 settlements coming up shortly.

Settlement timeframes for each separable portion remain as follows:

  • SP1 Settlements Commencing soon
  • SP2 anticipated to Settle in Q3 2022
  • SP3 anticipated to Settle in Q3 2023

MARCH | STAGE 1: SETTLEMENT FINANCE UPDATE

As settlement nears for Stage 1 purchasers, we are now at the Consider Finance Options stage of the Settlement Journey. At this stage we recommend that any purchasers who require a home loan or financing for their settlement begin to finalise their loan applications. Valuations are currently expected to begin in after Easter.

MARCH | CONSTRUCTION UPDATE

As settlement nears for Stage 1 purchasers, we are now at the Consider Finance Options stage of the Settlement Journey. At this stage we recommend that any purchasers who require a home loan or financing for their settlement begin to finalise their loan applications. Valuations are currently expected to begin in after Easter. 

Since our last construction update, Aspire Melbourne has made some significant progress forward. Although there have been some unavoidable minor disruptions due to COVID-19 delays, we are pleased to share construction is now back on track with momentum building towards the delivery of the first settlements in SP1 containing most available units from levels 1 to 8.

As seen in the latest video time lapse and photos below, structural works have continued with the building’s core now built up to Level 31. Concrete slabs are just a few floors behind, currently poured up to Level 26.

Key milestones in the last quarter have also seen further installation of the GRC planter boxes to the tower’s podium levels and the progressive installation of façade glazing up to Level 16.

Internally, apartment fit outs apartments within the first settlements of SP1 have commenced with the first prototype apartment having already been delivered for the developer and architect’s careful review. This is an important milestone in the delivery process providing the team an opportunity to ensure the quality of the product is up to the highest standards.

The full floor of amenities on Level 9 has also begun to take shape with further installation of the steel structure over the pool, providing a stunning outlook over Flagstaff Gardens.

NOVEMBER | SETTLEMENT UPDATE

Since the last update, the Melbourne construction industry has seen some impact due to Covid-19 related site restrictions. ICD Property is extremely proud of Aspire Melbourne’s project team in their efforts to minimise any impacts to Aspire’s construction, however, there has unfortunately been some unavoidable delays. We are however excited to announce that with Victoria now surpassing the 90% vaccination rate, we are hopeful that any Covid-19 related delays are now behind the project.

It is important to note that due to these unavoidable delays there have been some minor updates to the settlement time frames which are now as follows:

  • SP1 is now anticipated to settle in May/June 2022,
  • SP2 is now anticipated to settle in Q3 2022; and
  • SP3 is expected to reach practical completion and commence settlements in Q3 2023.

Despite some minor delays incurred, ICD Property is proud of everyone involved for their resilience in progressing the build throughout a difficult year. By way of update on the construction progress, Aspire Melbourne’s core now sits at level 22 and the structural slabs at level 17. This now means the structure is past the podium levels and is into the superstructure. In the last month, the site has also seen a significant increase in active trades including services, apartment fit-out and façade installation, which now reaches up to level 9 housing the pool, gym and yoga room.

Furthermore, the grey feature that wraps around the podium and introduces beautiful foliage as part of Elenberg Frasers custom designed GRC façade and planter boxes, has now been mostly installed.  

Over the coming months, we can expect a rapid increase in the apartment fit-out sequence along with the structure progressing well into the superstructure.

JULY | CONSTRUCTION UPDATE

Construction Update

There has been significant progression on site since our last update. The main focus throughout July was progressing the podium with the buildings distinctive planter boxes being installed along with the first sections of the façade. The main structure also progressed with the core of the building now reaching level 13; whilst the slabs have been installed up to level 9. Another milestone on site was the installation of the builder Alimaks as this allows for quicker and easier builder access to upper levels as they continue to move up the building.

Next month will see the structure progress with façade installation and apartment fit-out imminent.

Melbourne Lockdown Restrictions

As of Monday 16th August, new restrictions have been introduced to large scale construction sites across Victoria. This means there will be a reduction in the workforce onsite for the duration of the Melbourne lockdown. Given the site isn’t yet at capacity, the impacts are still yet to be measured. 

At this stage Aspire Melbourne is still anticipated to settle in Quarter 2 of 2022. Should there be any changes to the anticipated settlement timing we will be in touch with further information.

三月 | 建设进程更新

在上次建筑进程更新之后,Aspire Melbourne 取得了一些新的进展。尽管由于 COVID-19 造成了一些不可避免的延迟,但我们很高兴地宣布大厦建筑目前已重回正轨,第一期SP1的交割即将来临,其中包含第 1 至8 层的绝大多数单元。

正如下方最新的视频和照片所示,大厦的结构工程仍在继续,核心部分现已建成至第31 层,混凝土板目前已浇筑至第26 层。

上个季度的里程碑性质的成就还包括GRC 种植箱进一步安装至大厦的裙楼层,外墙玻璃目前已经安装至第16 层。

在内部,第一期SP1的公寓装修已经开始,第一个原型公寓已经交付给开发商和建筑师进行审查。这是交割过程中的一个重要里程碑,确保产品质量可以达到最高标准。

随着泳池上方钢结构的进一步安装,第 9 层的整层设施也已开始成型,在这里你可以欣赏到Flagstaff Gardens的壮丽景色。

11 月交房更新

    在过去的几个月里,由于 Covid-19 相关的禁令限制,墨尔本建筑业受到了一些影响。 虽然Aspire 墨尔本的项目团队在尽量减少对 Aspire 建设的影响方面做出了巨大努力,但不幸的是,有些延误是不可避免的。但是,我们很高兴地宣布,随着维多利亚州的疫苗接种率已超过 90%,我们希望任何与 Covid-19 相关的延迟现在都已落后于该项目。

JULY | 五月建筑更新

建筑进程更新

自我们上次更新之后,工程取得了重大进展。整个 7 月的重点是推进平台施工,花园与外墙部分同步安装。主体结构也取得了较大进展,建筑核心现在达到了 13 层;楼板已安装到第 9 层。现场的另一个里程碑是安装了 建筑升降梯,极大地提高了施工效率。

下个月将可以看到立面安装和公寓装修的结构进展。

墨尔本封城限制
 
从 8 月 16 日星期一开始,维多利亚州对大型建筑工地实施了新的限制措施。这意味着在墨尔本封锁期间,现场工作人员将减少。鉴于工地尚未达到最高产能,其影响仍有待衡量。
 
在这个阶段,Aspire Melbourne 楼盘仍有望在 2022 年第 2 季度交割。如果有任何变化,我们将会联系你。
 

 

SETTLEMENT JOURNEY STAGES

1: CONSIDER FINANCE OPTIONS

At about 3-4 months before settlement you should start to narrow down what financial options you have to settle.

Will you settle by cash, get a home loan, or maybe a combination?

Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.

4: PRE-SETTLEMENT PERIOD

Now that your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or bank loan, should be finalised & ready for settlement.

During this time the builder will continue to address any defects where possible.

2: VALUATIONS BEGIN

Generally 2-3 weeks prior to settlement.

Your apartment is now available for bank valuation as part of your loan application.

Purchasers bringing money into Australia for their settlement should being planning their transfer.

5: SETTLEMENT DAY

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Once your settlement is complete the keys to your new home will be available to collect.

3: PURCHASER INSPECTIONS

Generally 7-14 days prior to settlement

At this point construction on your new home is nearing completion. You will receive an invite by email to inspect your apartment.

After your inspection any defects reported will be noted and passed to the builder to begin addressing.

6: POST SETTLEMENT

Once settlement is called your conveyancer will assist you in preparing for your settlement.
