NEW PURCHASER INSPECTION APPOINTMENTS RELEASED

Further appointment times are now available for purchasers that have received their Pre-settlement invitation and are yet to book their inspection. Pre-settlement Inspections have also been released for further selected apartments on the lower floors in both the Mailhouse and Spencer Buildings.

More information & instructions on how to book your inspection will be sent by email to you once your apartment can be inspected. Please keep an eye out for you invitation in the coming weeks as more apartments become available.

PURCHASER INSPECTION BEGINNING SOON

We are pleased to advise that Pre-settlement Inspections will begin shortly for selected apartments commencing from the lower floors. 

The Pre-settlement Inspection is your opportunity to inspect your apartment prior to your settlement. During your inspection you will be shown through your apartment by our friendly consultant, complete a defect report, and be given the chance to take any measurements you may require. 

If you are not able to attend your inspection you are welcome to authorise a family member, friend, Agent, or Building Inspector to complete the inspection on your behalf.

BANK VALUATIONS NOW AVAILABLE

We are pleased to advise that valuations are available for both the Mailhouse and Spencer building, excluding upper floors.

 If you require finance to settle your apartment at Lunar Apartments & Townhouses your lender may require a bank valuation inspection to be carried out in order to complete the loan application.

Valuers must contact Tom Hawkins on 03 8582 8972 or email tom@settlement-solutions.com.au to make an appointment.

* Please note that these inspections are for bank valuers only. You will have an opportunity to inspect your apartment shortly after this date. Please look out for a separate email from Property Settlement Solutions soon with exact dates for purchaser inspections.

It is important that your finance application is well underway, if required in order to complete the process in time for settlement.

If you have not already started your finance process, you must contact your finance broker or lender immediately.

SETTLEMENT JOURNEY STAGES

CONSIDER FINANCE OPTIONS

In this stage you should start to explore what financial options you have to settle.

You should consider what bank loan options are available & whether you will appoint a broker to assist you with your loan applications.

VALUATIONS
BEGIN

Generally 6-8 weeks prior to settlement.

Your apartment is now available for bank valuation as part of your loan application.

Purchasers bringing money into Australia for their settlement should being planning their transfer.

PURCHASER INSPECTIONS

Generally 4-2 weeks prior to settlement

At this point construction on your new home is nearing completion. You will receive an invite by email to inspect your apartment.

After your inspection any defects reported will be noted and passed to the builder to begin addressing.

PRE-SETTLEMENT PERIOD

Now that your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or bank loan, should be finalised & ready for settlement.

During this time the builder will continue to address any defects where possible.

SETTLEMENT
DAY

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Make sure your loan has been finalised and your cash is ready.

Once your settlement is complete the keys to your new home will be available to collect.

POST
SETTLEMENT

Your settlement has been finalised.

We'll pass on details of the move in process and helpful information so you can get ready for your new home.

Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
