We’re Property Settlement Solutions and we’ve been appointed by TAB Developments to assist you in your settlement journey.  We will assist in areas such as co-ordinating access for valuations, booking your Pre-settlement Inspection, key collection after settlement and general enquiries.
 
You can think of us as your settlement concierge; we’re here to help however we can and point you in the right direction with your enquiries.
 
You’ll hear from us a bit during your settlement journey, and this is page is where updates will be posted. Below we’ll be sharing construction updates & photos, as well as posts letting you know when valuations and Purchaser Inspections are available. Please also check out our Settlement Guide or our Settlement FAQ for helpful tips to assist you with a smooth settlement.

AUGUST | SETTLEMENT UPDATE

Construction on site continues at a solid pace, in spite of the reductions to their workforce at The London.

As you can see from the photos added below, the Builder has made some stellar progress in the apartments.  Their attention now turns to getting the apartments ready for valuations and, following that, purchaser inspections.

We will be in touch in the coming week with an update to the start date for valuations. Once valuations are available to be booked we will be in touch with details on how valuers can book their appointments. We recommend that any purchasers who require a home loan for their settlement finalise their application ready for valuations to begin.

In the meantime, we recommend you share this page with you broker, ensuring they’re up to date with settlement progress.

AUGUST | CONSTRUCTION UPDATE

Construction continues to move quickly onsite as the builder moves toward the expected completion in September.

Fit-out works in the apartments are going well as all plastering works have been completed. Painting, Joinery & flooring installation has been completed for apartments on the lower floors and has now moved onto the upper floors. Externally, works on the Rendering and scaffold removal are underway and the tower crane & alimak removal is currently being completed.

JULY | CONSTRUCTION UPDATE

Construction progress well as the development remains on track for a September settlement.

Key achievements on-site include:

  • Ground to Level 3 are currently at services fit off stage. Shower screen installation, appliances installation, balcony finishes, carpet & cleaning are yet to be completed.
  • Level 4 joinery is now 90% complete.
  • Level 5 has commenced tiling.
  • On levels 6 & 7 joinery installation began on the 8th of July.
  • Balcony Tiles currently being installed.
  • Timber Soft-fits complete to level 4.
  • The external goods lift has been removed and the passenger lift has been installed.

JUNE | CONSTRUCTION UPDATE

Construction is very progressing well on site despite the current lockdown. The builders are currently working on number of areas across the building, some ahead of schedule. Below is an overview of recent developments onsite:

  • Fit-out works are currently underway up to level 7 with plastering almost completed.
  • Plastering works have been completed up to level 4.
  • Joinery has been installed up to level 2 with level 3 due onsite by the 1st June which is ahead of the current program.
  • Tiling and stone install is well underway. Timber flooring install has commenced on ground and level 1
  • External façade works inclusive of brickwork, rendering and stand seem metal cladding are underway 
  • The main residential lift is under way with no issues to date, all structural works are complete and electrical works are in progress.

CONSIDER FINANCE OPTIONS

At about 3-4 months before settlement you should start to narrow down what financial options you have to settle.

Will you settle by cash, get a home loan, or maybe a combination?

Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.

VALUATIONS
BEGIN

We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.

For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.

PURCHASER INSPECTIONS

At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.

Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.

PRE-SETTLEMENT PERIOD

Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.

During this time the builder will continue to address any defects where possible.

SETTLEMENT
DAY

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Make sure your loan has been finalised and your cash is ready.

Once your settlement is complete the keys to your new home will be available to collect.

POST
SETTLEMENT

Your settlement has been finalised.

We'll pass on details of the move in process and helpful information so you can get ready for your new home.

Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
