We’re Property Settlement Solutions and we’ve been appointed by 3L Alliance to assist you in your settlement journey. We will assist in areas such as co-ordinating access for valuations, booking your Pre-settlement Inspection, key collection after settlement and general enquiries.
You can think of us as your settlement concierge; we’re here to help however we can and point you in the right direction with your enquiries.
You’ll hear from us a bit during your settlement journey, and this is page is where updates will be posted. Below we’ll be sharing construction updates & photos, as well as posts letting you know when valuations and Purchaser Inspections are available. Please also check out our Settlement Guide or our Settlement FAQ for helpful tips to assist you with a smooth settlement.

Bank valuation appointment are available should it be required as a part of your finance application.
Should you wish to arrange a Pre-settlement inspection for your apartment please contact Charles to make an appointment.
Appointments are available weekdays between 9 & 5pm, subject to availability.
Should you wish to authorise a friend, family member or Agent to attend on your behalf please complete the below form and send to Tom or Charles prior to your appointment.
Please note: In line with the Government’s mask regulations, purchasers will be required to wear a mask to enter the site and will be temperature checked and asked to sign a COVID declaration form upon arrival. The expectation is that any purchaser coming to the site is healthy and not in self-isolation. If in any way you start to feel unwell before your Inspection Please contact Property Settlement Solutions immediately to reschedule your appointment.
Once your appointment has been booked with a PSS team member your will receive a confirmation email.
On the day of your appointment Our representative will meet you at your appointment time at 157 A’Beckett Street, Melbourne.
We ask you please take note of the following requirements when attending your pre-settlement inspection:
Please make sure you wait at the above meeting spot for your appointment, as the building is still considered a construction site and access to the apartments will only be permitted with a Property Settlement Solutions representative to escort you on site.
Once your settlement date and time are set please contact Charles to arrange a key collection time.
Your keys will be available to collect from PSS & 3L Alliance Staff at your appointment time from the Queens Place Display Suite at 332 Latrobe Street, Melbourne.
It is important to note that keys will not be issued until your settlement is complete. In some cases this may occur 1-2 hours after your scheduled settlement time. information about appointing a representative to collect keys on your behalf can be found in the important settlement information below.
If you are not able to collect keys yourself you can authorise a representative or agent to collect them on your behalf by completing the below form. Once complete the authorized person but present the form when collect the keys.
Building link has been put in place at Queens Place to assist residents in accessing building services such as common area inductions and move-in appointments.
To register with building link please email the following information for all new residents in each apartment to Building Management via email@example.com

All new residents are required to book a move-in date and time using BuildingLink prior to moving in. The Building Manager will provide email confirmation of your move-in date and time.
A copy of the owner’s manual will be provided to you in your Settlement Pack at key handover. This manual is your guide to Queens Place, its common areas, facilities, and your apartment. The manual is designed to assist you with your move-in and general questions.
Information regarding the post-settlement defect process can be found on page 14 of the manual.
Once you have settled, should you have any further questions not covered in your owner’s manual please contact the building manager.
Electricity, Stovetop Gas, and Hot water will be provided by Origin energy through an embedded network at Queens Place. A representative from Origin will be in contact with you shortly to arrange the connection of these services.
A router has been pre-installed in your apartment for internet access. Details on how to connect instantly with the Opticomm will be available in your apartment after settlement. Residents also have the option of arranging their own connection with their nominated service provider.
