We’re Property Settlement Solutions and we’ve been appointed by 3L Alliance to assist you in your settlement journey.  We will assist in areas such as co-ordinating access for valuations, booking your Pre-settlement Inspection, key collection after settlement and general enquiries.
 
You can think of us as your settlement concierge; we’re here to help however we can and point you in the right direction with your enquiries. 
 
You’ll hear from us a bit during your settlement journey, and this is page is where updates will be posted. Below we’ll be sharing construction updates & photos, as well as posts letting you know when valuations and Purchaser Inspections are available. Please also check out our Settlement Guide or our Settlement FAQ for helpful tips to assist you with a smooth settlement.

SP 5.2 SETTLEMENT HAS BEEN CALLED

Settlement has now been called for September 8th.

Applications for loans should now have been finalised ready for settlement. Should you wish to book your Pre-settlement Inspection please contact Tom or Charles to arrange a time. Information about moving-in, key collection, & the Queens Place Owner’s Manual can be found below.

SP 5.2 VALUATIONS NOW AVAILABLE

We are pleased to advise that Bank Valuations for apartments in SP 5.2 are now available.

If you require finance to settle your apartment your lender may require a bank valuation inspection to be carried out in order to complete the loan application.

Valuers must contact Tom Hawkins on 0493 072 953 or email tom@settlement-solutions.com.au to make an appointment.

It is important that your finance application is well underway, if required in order to complete the process for settlement. If you have not already started your finance process, you must contact your finance broker or lender immediately. 

An email has been sent to purchasers whose apartments are available for Bank Valuation. Please check your email for further details.

Settlement is expected to be called for SP5.apartments by the end of August

Please make sure you have finalised your loan application in order to avoid delays in your settlement.If you do not require finance for your settlement we strongly recommend that you have your funds ready and begin transferring to your solicitor’s account once settlement is called. 

If you require a valuation please ask your bank or broker to book this in immediately.

SP4 – PURCHASER (PRE-SETTLEMENT) INSPECTIONS

SP4 – PLAN OF SUBMISSION

The Plan of Submissions (Titles) has now been registered with the Land Titles Office. Once the Certificate of Occupancy has been issued the developer will move to call for settlement.

CONSTRUCTION UPDATE

Queens Place continues to progress well toward full completion. Multiplex now have over 300 workers onsite daily putting the final touches to the facade and working on the apartment interiors. SP 1 – 3 have now settled with SP4 to follow in July. 

Photos of the completed common areas & the latest construction progress have been now added to the Latest Photos section below. 

Woolworths Metro is set to open later this year as its fit-out continues.

Pre-settlement Inspections are now available for selected apartments through-out SP4. Once your apartment is available for Pre-settlement Inspection you will receive an invitation by SMS & Email with your link to our booking system. Should you have any questions or concerns about your booking please contact Tom or Charles.

CONSTRUCTION UPDATE

Over half of the apartments at Queens Place have been completed and now have people calling them home. We’ve also finished the majority of the facilities including cinema room, karaoke room, wine room, gymnasium and lap pool.

Construction continues at a healthy pace as the Tower structure, now on level 68, is clearly visible from most parts of Melbourne. The builder, Multiplex, are on track to finish the structural works by May and have around 350 people working on site to finish the project later this year.

The Woolworths Supermarket fit-out is approaching completion as are the retail tenancies on A’Beckett St. All retail tenancies are on track to open later this year.

IMPORTANT POST SETTLEMENT INFORMATION

Key Collection

Once you have settled the keys to your new apartment will be available to collect from PSS & 3L Alliance Staff.

Keys can be collected from:

Queens Place Display Suite – 332 Latrobe Street, Melbourne.

Key collection is available collection weekdays between 3pm & 4pm.

Key Collection Authority

If you are not able to collect keys yourself you can authorise a representative or agent to collect them on your behalf by completing the below form. Once complete the authorized person but present the form when collect the keys.

Building Link

Building link has been put in place at Queens Place to assist residents in accessing building services such as common area inductions and move-in appointments.

To register with building link please email the following information for all new residents in each apartment to Building Management via queensplace@buildingmgr.com.au

Move-in Procedure

All new residents are required to book a move-in date and time using BuildingLink prior to moving in. The Building Manager will provide email confirmation of your move-in date and time.

Queens Place Owner’s Manual

A copy of the owner’s manual will be provided to you in your Settlement Pack at key handover. This manual is your guide to Queens Place, its common areas, facilities, and your apartment. The manual is designed to assist you with your move-in and general questions.

Information regarding the post-settlement defect process can be found on page 14 of the manual.

Once you have settled, should you have any further questions not covered in your owner’s manual please contact the building manager.

Connecting Utilities

Electricity, Stovetop Gas, and Hot water will be provided by Origin energy through an embedded network at Queens Place. A representative from Origin will be in contact with you shortly to arrange the connection of these services.

A router has been pre-installed in your apartment for internet access. Details on how to connect instantly with the Opticomm will be available in your apartment after settlement. Residents also have the option of arranging their own connection with their nominated service provider.

In this stage you should start to explore what financial options you have to settle.

You should consider what bank loan options are available & whether you will appoint a broker to assist you with your loan applications.

Generally 4-6 weeks prior to settlement.

Your apartment is now available for bank valuation as part of your loan application.

Purchasers bringing money into Australia for their settlement should being planning their transfer.

PURCHASER INSPECTIONS

Generally 4-2 weeks prior to settlement

At this point construction on your new home is nearing completion. You will receive an invite by email to inspect your apartment.

After your inspection any defects reported will be noted and passed to the builder to begin addressing.

PRE-SETTLEMENT PERIOD

Now that your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or bank loan, should be finalised & ready for settlement.

During this time the builder will continue to address any defects where possible.

DAY

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Make sure your loan has been finalised and your cash is ready.

Once your settlement is complete the keys to your new home will be available to collect.

We'll pass on details of the move in process and helpful information so you can get ready for your new home.

Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
