Settlement has now been called for all levels. Your legal representative has been sent a notice regarding settlement.

This manual contains all the information you need in regards to booking your move in, connecting your utilities and any other queries you may have.
Valuable contact details for the Owners Corporation, the Building Manager and the Concierge are also listed in this manual.
Once settlement has been confirmed your keys will be available from the Building Manager Michael Italia between the hours of 9am and 3:30pm.
Please note keys can not be handed over until the vendor’s legal representative has confirmed settlement. This can be up to an hour or so later than when you have received notification.
Please ensure the person collecting the keys has photo ID and is the registered owner of the apartment or has a signed authority by the purchaser authorising that person to collect the keys on the purchaser’s behalf.
The person collecting the keys will have to check the key box contents and sign a form acknowledging all keys and any fobs and remotes are contained in the key box.
Valuations are open for all levels at the moment and we will send out an email once your apartment is ready for purchaser inspection.

We are excited to bring you an update on Park Avenue.
The building is now well past lock up stage and many of the apartments below level 14 now complete cleaned and doors have been locked ready for inspections.
Park Avenue is expected to settle in two stages.
1. Levels 1-12 anticipated settlement Early March 2022.
2. Levels 13 and up Early April 2022.
Valuations are anticipated to commence for levels 1-13 Mid January with uppers levels ready for valuation Early Feb. We will send you an email once your apartment is ready for valuation.
Please note all timings are anticipated until settlement has been called.
Purchaser inspections at this stage are anticipated for levels 1-13 in Mid February with the higher levels to follow shortly after.
We will send you an invitation to our online booking system once your apartment is ready for inspection.

We are pleased to report that work is ramping up onsite now the Government’s restrictions have finally eased.
The last few months of heavily restricted numbers onsite and the complete shutdown of the construction industry for 2 weeks has taken a toll on the project’s anticipated timing.
Please note all timings are anticipated until settlement has been called.
At this stage the anticipated timings are:
Levels 1-5 anticipated completion is February 2022;
Levels above 5 anticipated completion is March 2022.
We will update you as the building progresses toward completion and we will provide further timing updates as they come to light.

We hope you are staying safe and well during this extended lockdown.
Construction is still moving ahead however at a slower pace given the Victorian Government’s 25% of workers onsite.
Despite this the following is the latest status of works:
Structure is complete
Façade installed on all levels except 18 & 19
Wall framing complete up to level 15. Wall lining complete up to level 13.
Ceiling lining installed on level 12.
Painting commenced up to level 8.
Joinery installation commented on level 7.
Stone installation commented on level 4.
Appliances installed up to level 2.
At this point it is hard to provide a timeline for anticipated settlement. We will be in a better position to advise on timing and any possible delays once construction has resumed at a more normal capacity.
At about 3-4 months before settlement you should start to narrow down what financial options you have to settle.
Will you settle by cash, get a home loan, or maybe a combination?
Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.
We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.
For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.
At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.
Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.
Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.
Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.
During this time the builder will continue to address any defects where possible.
Once settlement is called your conveyancer will assist you in preparing for your settlement.
Make sure your loan has been finalised and your cash is ready.
Once your settlement is complete the keys to your new home will be available to collect.
