Valuations are commencing, Town Homes 8 – 19 are ready for a valuation now.
The Works on your townhouses are progressing forward but the developer wants to ensure that they are finished to the standard they and you expect so has added an extra week in the timeline.
The latest settlement timing is as follows, with approximate valuation commencement dates:
Lots 1 -7: End August 2023 (valuations to commence end July)
Lots 8 – 11: mid August 2023 (valuations to commence third week July)
Lots 12 – 19: last week August 2023 (valuations to commence end July)
You will be advised by direct email when your townhouse is ready for valuations, then pre settlement inspections. Official notification of settlement trigger will be sent to your legal representative first, followed by an email from us.
Again, if you have not already commenced your finance application, and require finance to complete the settlement of your townhouse, you must start immediately. The developer recommends Port Finance, who have an understanding of the project and the ability to satisfy their clients with a well rounded and complete financial service.

The Works on your townhouses are progressing well but there has been a minor delay with balcony waterproofing which was reviewed and rectified on site. The latest updated program from the Builder indicates that the Occupancy Permits across the townhouses are proposed to be achieved from mid July – with settlements to commence 14 days later.

The construction of the homes is progressing well. Cladding on the first 2 blocks is nearing completion, with scaffold expected to be removed by the start of May. Internal plastering has commenced, with internal carpentry and fit-off to continue thereafter.
In the meantime, we are pleased to announce that the Plan of Subdivision was registered this week, an important milestone as we approach settlement.

Please make sure you have your finance applications well under way now, should you be obtaining finance to complete the settlement of your townhouse. Your banks’ valuers will be invited to inspect your townhouse approximately 4 weeks from settlement.

At about 3-4 months before settlement you should start to narrow down what financial options you have to settle.
Will you settle by cash, get a home loan, or maybe a combination?
Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.
We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.
For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.
At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.
Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.
Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.
Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.
During this time the builder will continue to address any defects where possible.
Once settlement is called your conveyancer will assist you in preparing for your settlement.
Make sure your loan has been finalised and your cash is ready.
Once your settlement is complete the keys to your new home will be available to collect.
