We are Property settlement Solutions and we’ve been appointed by Metro Property Development to assist you in your settlement journey.  We will assist in areas such as co-ordinating access for valuations, booking your pre-settlement inspection, key collection after settlement and general enquiries.
 
You can think of us as your settlement concierge; we’re here to help however we can and point you in the right direction with your enquiries.
 
You’ll hear from us a bit during your settlement journey, and this is page is where updates will be posted. Below we’ll be sharing construction updates & photos, as well as posts letting you know when valuations and purchaser inspections are available. August 2023 - timing update on lots 1 - 46, 61, 68

The following is an updated forecast for lots not already settled. 

Lot 61 Settlement is forecasted for early October 2023, with its valuation being able to be conducted in early September.

Lots 30 – 46 Valuation inspections are under way. Anyone needing a valuation and who has not yet had one conducted, please urge your bank/broker to get these ordered quickly.  Lots 42 – 46, settlement is forecasted for end August 2023. Lots 30 – 41, settlement is anticipated in early September. You will receive individual emails announcing dates for pre settlement inspections in the next two weeks.

Lots 13 – 29 Settlement is forecasted for early October 2023, with valuation inspections to commence in early to mid September. 

Lots 5 – 12 Settlement is forecasted for October 2023 with valuations to commence late September.

Lots 1 – 4  Settlement is forecasted for November 2023 with valuations to commence early to mid October.

End June 2023 - timing update on lots 1 - 61

The following is an updated forecast for lots not already settled. 

Lots 47 – 60 Settlement is looking like mid July 2023 with your pre settlement inspections to be conducted at the end of the first week of July. 

Lot 61 Settlement is forecasted for second week of August 2023, with the valuation being able to be conducted mid July and the pre settlement inspection in the first week of August .

Lots 30 – 46 No changes: valuation inspections should commence in the middle of July 2023. Settlement is forecasted for second week of August 2023.

Lots 13 – 29 No changes: valuation inspections should  commence in early August 2023. Settlement is forecasted for early September 2023.

Lots 1 – 12 No change: settlement is forecasted for October 2023.

Please ask valuers to contact Katrina Hope on katrina@settlement-solutions.com.au or ‭0493 098 241‬  to book a valuation inspection when you have been advised your lot is ready (contact Katrina only in the first 3 weeks of July in Zoe Mills’ absence). Importantly, you will receive direct emails when your townhouses are ready for both valuation then pre settlement inspections to allow you to book these.

June 2023 - timing update on lots 62 - 74

Settlements are under way for lots 62 – 74. Following is forecast for the remaining lots. Unfortunately there are further delays on site as the builder struggles with trades and material supply timing.

Lots 47, 48 & 51 – 53, These homes have been ready for valuations for some time now. If you still require a valuation, please push your bank to order one , if you haven’t already done so. Settlement is anticipated for early July 2023

Lots 49, 50 & 54 – 60: Valuation inspections can commence on 9th June 2023. Please instruct your bank/broker to order a valuation for this date. Settlement is forecasted for early July 2023.

Lots 61 The valuation inspection can commence on 13th June 2023. Please instruct your bank/broker to order a valuation for this date. Settlement is forecasted for July 2023.

Lots 30 – 46 Valuation inspections should commence in the middle of July 2023. Settlement is forecasted for early August 2023.

Lots 13 – 29 Valuation inspections should  commence in early August 2023. Settlement is forecasted for early September 2023.

Lots 1 – 12 Settlement is forecasted for October 2023.

May 2023 - timing update on lots 62 - 74

The developer and builder hopes to achieve the Occupancy Permit on lots 62 – 74 within the next few days. This will trigger settlement on theses lots. 

The purchasers of these lots will be invited to inspect their townhouses before settlement and these lots will receive specific emails allowing you to book your inspection online. We have not been given dates yet but believe they are close to being announced. 

The developer is constantly reviewing the other lots to understand when these may be ready for valuation inspections. You will be advised as soon as we are notified. 

April 2023 - latest timing update

Here is the latest timing from the developer and builder. 

Lots 48 – 50, and 62 – 74: All these homes are ready for valuations. Please push your bank to order a valuation , if you haven’t already done so. Settlement is still anticipated for May 2023

Lots 47, and lots 51 – 60: Valuation dates are forecasted for May. Settlement is forecasted for late May to early June 2023.

Lots 38 – 46: The settlement date is likely for June 2023.

Lots 30 – 37, lots 13 – 21 and lot 61: Settlement is forecasted for July 2023. Valuation dates will be four weeks from settlement. 

Lots 1 – 12, and lots 22 – 29:  Settlement is forecasted for August 2023, with valuation dates likely 4 weeks from settlement.

This is the most up to date information provided by the developer and builder.

End March 2023 - latest construction update

Here is the latest timing from the developer and builder. 

Lots 48 – 53, 62 – 72 & 74: Valuation dates have been given.  Settlement is still anticipated for May 2023

Lots 47, 54 – 56 & 73: Valuation dates will be given shortly, aiming for third week of April. Settlement is forecasted for late May 2023.

Lots 57 – 61: Valuation dates are likely for early May, with settlement likely for end May/early June 2023.

Lots 30 – 46: Settlement is forecasted for June 2023. Valuation dates will be four weeks from settlement. 

Lots 13 – 29: Unfortunately settlement timing has been moved to August  2023 with valuation dates 4 weeks from settlement.

Lots 1 – 12:  Settlement is still forecasted for August 2023, with valuation dates likely 4 weeks from settlement.

This is the most up to date information provided by the developer and builder. This is all we have been provided with but the dates have been provided by the developer in close consultation with the builder. 

March 2023 - latest construction update

Here is the latest timing from the developer and builder. Unfortunately, with shared frustration, there has been further extensions on dates.

Lots 47 – 74: Valuation commencement is forecasted for April 2023 and settlements forecasted to start settling at end April/May 2023

Lots 13 – 46: Valuation dates are as yet unknown, likely 4 weeks from settlement, but settlement is forecasted for June 2023.

Lots 1 – 12: As above, valuation dates are as yet unknown, likely 4 weeks from settlement, but settlement is forecasted for August 2023.

January 2023 - latest construction update

25/01/2023

The builder and developer have met and a revised program has been presented for all lots. 

What has been determined is the below and I will share with you what information is released to me over the next couple of weeks, again reiterating what was said earlier in January: no valuations will commence before February and now, no settlements will take place before mid March

Lots 62 – 67 Townhouses should be ready for valuations in late February, with settlement likely for mid/late March. 

Lots 68 – 74 Townhouses should be ready for valuations early to mid March, with settlements likely for early/mid April.

Lots 51 – 56, 58, 60 & 61 Settlements are forecasted for early May with no timing around bank valuations yet.

Lots 47 – 50, 57 & 59 Settlements look to be in mid to late April, with no timing around valuations yet. 

All other lots are too early in the building program to give any accurate timing around settlement.

 The builders have been back on site as of this week. The developer is having a comprehensive meeting with them mid to late next week to ascertain more details on timing for valuation and pre settlement inspections then, settlement timing. 

Importantly, we have been advised that no valuations will commence before February 2023 and settlements of the first lots will not take place before the end of February. 

We apologise for the brief update but as the builder has only been back on site a short while, they are not in a position to give more certainty to timing. 

Finance Commencement Now

For those of you with townhouses in Stages 1A and 1B, now is the time to commence finance applications, if obtaining finance to complete the settlement of your townhouse.

It is important you commence the process now to settle on time, at the end of 2022 or early into 2023, and avoid any late settlement penalties. 

Do not underestimate the time required to complete your finance applications.

Banks and financiers are experiencing great demand so the timeframe to complete your application may be longer than anticipated or what you have experienced in the past.  

Please contact Port Finance, details below, should you require a highly experienced “off the plan” finance provider. 

As a reminder, here are the anticipated settlement timings for the various stages. 

Construction Update

As framing continues through the winter months, we are seeing the first homes in the northern block take shape with cladding applied to the exterior, roofs being installed and internal staircases, insulation and plaster being scheduled over the coming fortnight. Homes are being built progressively from North to South within the development, and Block 2 brickwork well under way and frames almost complete ready for roof sheeting in early August.

The homes are on track to commence settlements from this coming December. At this stage of construction, we are excited to introduce Tania Torres from our settlement team. Tania has been briefed on the project overall as well as construction progress of each run of homes, and will reach out to all of our buyers individually over the coming weeks to go through what to expect as we approach settlement of the homes.

As there are different stages in this project, we thought we would outline what the proposed settlement timing aims are, with an important emphasis on the fact that there may be continued changes to these dates with supply chain issues, trade shortages and any Covid related issues that may impact work efficiencies outside of the control of the developer and builder.

At about 3-4 months before settlement you should start to narrow down what financial options you have to settle.

Will you settle by cash, get a home loan, or maybe a combination?

Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.

VALUATIONS BEGIN

We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.

For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.

PURCHASER INSPECTIONS

At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.

Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.

PRE-SETTLEMENT PERIOD

Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.

During this time the builder will continue to address any defects where possible.

SETTLEMENT DAY

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Make sure your loan has been finalised and your cash is ready.

Once your settlement is complete the keys to your new home will be available to collect.

POST SETTLEMENT

Your settlement has been finalised.

We'll pass on details of the move in process and helpful information so you can get ready for your new home.

Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
