SEPTEMBER UPDATE

Work is continuing steadily  at Lt Hardian Lofts. 
 
At this stage anticipated settlement is February 2024. This is subject to weather and authorities.
 

Current Project Status:

Concreting
o Wet Joints to Level 1,3,4.
o Upstand walls to common areas
o External Concrete Stairs on L4 to L5
• High-level services commenced up to level 5:
o Services Rough in GF to L3 100% complete
o L4 to L6 50% roughed in across all services
• Plastering/Framing
o GF and L1 plastering and hanging 90%
o L2 plastering and hanging 85%
o L3 framing completed, and hanging has begun
o L4 and L5 framing at approximately 60%
• Installation of Hebel to L2 balconies completed
• Sarking completed to all exposed areas L2-4. GF 75%
• Battens completed to L3, L4 and L5. L2 commenced
• Corbels painted 100% and Brick rails and tiles complete on external up to:
o North elevation 75%
o East Elevation 65%
o South Elevation 40%
• Window installation 95%, sliding doors 70%. Shrouds installed on to 95%.
• Blockwork completed to basement 1.
• Blockwork and services to risers 100%
• Internal Stairs to GF townhouses 100%
• Waterproofing has commenced.

Upcoming works:

All services completely roughed in, and final sheeting to commence
• Wall framing complete across project.
• Balustrades commenced.
• Brick tiles to be completed and scaffold to be removed.
• Substation fit out.
• External cladding commenced from Ground Floor to Level 2.
• Completion of structure component.
• Crane dismantled
• Wet areas to commence

APRIL UPDATE

Work is continuing steadily  at Lt Hardian Lofts. 
 
At this stage anticipated settlement is February 2024. This is subject to weather and authorities.
 

Project Status:

Level 4 pour 1 slab complete, level 4 pour 2 20% complete with bottom steel installed.

PT completed up to L3; 35% completed Level 4

Precast panel supply and installation – Level 3 completed 80%, Level 4 complete 60%

Level 4 formwork complete

Basements stripped and high-level services commenced

Fire services rough in 80% complete up to basement 1

Hydraulic services rough in 80% complete up to basement 1

Electrical services rough in 50% complete up to basement 1

Upcoming Works:

Completion of remaining level 4 pour and both level 5 pours

Level 5 precast installation pours 1 & 2 commenced

Level 6 slab formwork complete, in-slab penos installed, ready for pour.

Ground floor townhouses high-level services commenced

Ground floor wall set out commenced, sanitaryware in-wall components commenced.

Brick railing progression on North and East elevation along precast

Substation prep works commenced

Waterproofing commenced to balconies

Window installation prep work commenced.

NOVEMBER UPDATE

Work is continuing steadily  at Lt Hardian Lofts. 
 
At this stage anticipated settlement is still Q4 2023. This is subject to weather and authorities.
 

Project Status:

Basement 2, 1 and ground Level concrete pours completed

Currently installing ground floor feature archway precast Currently forming up level 1

By the end of year:

Pour level 1 stab and installing of level 1 precast.

JULY UPDATE

Great news!
The team at Lt Hardian Lofts are pleased to announce that the appointed Builder Henny commenced work onsite this morning.
 
At this stage anticipated settlement is Q4 2023.
 
We will be in touch in the coming months with a construction update.
 
Henny will also be in touch with all purchasers individually once they have commenced to ensure all variations and upgrades have been captured.

MAY  UPDATE

The team at Lt Hardiman Lofts is thrilled to announce that Henny has been appointed as the new builder. 
 
Henny is due to commence onsite in the second half of June and once they have commenced we will be in touch with some anticipated timing.
 
Henny will also be in touch with all purchasers individually once they have commenced to ensure all variations and upgrades have been captured.

DECEMBER BUILDER UPDATE

As many of you have seen in the media, the builder at Lt Hardiman Lofts has gone into administration. 
 
The developer is in the process of appointing a new builder, they are in the final tendering process and hope to appoint a new builder soon.
 
We will be in touch once a new builder is appointed and they have had a chance to advise on an updated schedule.
 
We would like to take this opportunity to wish everyone a very happy holiday season and a great start to 2022.

NOVEMBER CONSTRUCTION UPDATE

Work is happily back to full capacity onsite after a very disrupted few months due to Government restrictions and the complete construction  complete lockdown.
 
Work is  progressing at a steady pace at Lt Hardiman Lofts.
 
Site retention is complete as is the bulk excavation.
 
Basement 1 slab  has commenced, and the foundation is completed and  ready for the above levels.
 
The crane has been installed.

JULY CONSTRUCTION UPDATE

Basement 1 is completely excavated with the walls complete.
 
Basement 2 has commenced, and the walls are being sprayed.
 
All anchors have been installed.

INTRODUCTION

Hi there , we’re Property Settlement Solutions, welcome to the settlement updates page for Lt Hardiman Lofts!
 
We’re appointed by the The Nascon Group and Castran Gilbert to assist you in your settlement journey, from now, right up until you collect your keys. You can think of us as your settlement concierge; we’re here to help however we can and point you in the right direction with your enquiries. 
 
You’ll hear from us a bit during your settlement journey, at this stage of the project we will update this page quarterly.  This is where most updates will be posted – the settlement update page. On this page we’ll be sharing construction updates, photos, letting you know when valuations and Purchaser Inspections are available, as well as some helpful tips and advice to assist you with a smooth settlement.
 
Although we’re quite knowledgeable about the settlement process, we aren’t trained legal professionals. We’ll leave that to your conveyancer. They will be able to look after questions about your contract of sale, stamp duty or other legal aspects of your settlement.

CONSTRUCTION UPDATE

Construction commenced on-site in January this year. At this stage the retention systems have begun and will be followed by the basement works. 
 
Anticipated settlement is Mid 2022 this is of course subject to unforeseen delays.

SETTLEMENT JOURNEY STAGES

CONSIDER FINANCE OPTIONS

At about 3-4 months before settlement you should start to narrow down what financial options you have to settle.

Will you settle by cash, get a home loan, or maybe a combination?

Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.

VALUATIONS
BEGIN

Generally 6-8 weeks prior to settlement.

We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.

For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.

PURCHASER INSEPCTIONS

Generally 4-2 weeks prior to settlement

At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.

Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.

PRE-SETTLEMENT PERIOD

Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.

During this time the builder will continue to address any defects where possible.

SETTLEMENT
DAY

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Make sure your loan has been finalised and your cash is ready.

Once your settlement is complete the keys to your new home will be available to collect.

POST
SETTLEMENT

Your settlement has been finalised.

We'll pass on details of the move in process and helpful information so you can get ready for your new home.

Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
