Epsilon at The Star Residences –March 2026
Works at Epsilon at The Star Residences continue to progress steadily, with a large portion of the upper apartments and residential amenities now complete and reinstatement works advancing steadily through the mid-level apartments.
With upper-level apartments and the majority of residential amenities now complete, works are continuing to progress steadily through the remaining levels.
Apartment Progress
Levels 48–65 – Apartments and Corridors
- Apartments generally complete.
Levels 44–47 – Apartments and Corridors
- Apartment remediation works generally complete, with these levels now moving through the final stages of completion.
Levels 23–43 – Apartments and Corridors
Reinstatement works continue to advance steadily through these levels, with the following milestones achieved:
- Joinery first fix complete to Level 41
- Stone installation complete to Level 38
- Timber flooring complete to Level 35
- Service fit-off works progressed to Level 32
- Final painting complete to Level 29
- Carpet installation complete to Level 27
Common Areas
Several key residential areas are now complete across the building, including:
- Level 1: Porte cochere, lobby and loading dock complete
- Level 3: Residential lobby complete

Building Services & Next Steps
Works to lifts and electrical services remain a key focus and are critical to enabling building handover and apartment settlement.
These works are currently forecast to be completed in mid-2026, and at this stage we continue to anticipate settlements commencing from mid-2026, subject to completion and certification.

As we begin the new year, construction at Epsilon at The Star Residences continues to progress well, with positive momentum across apartments and shared spaces throughout the tower.
Significant milestones have been achieved across the upper and mid-level apartments, with works continuing to advance steadily through the lower levels. The focus remains on completing finishes, coordinating building services and preparing the building for the next stages toward handover.

Building Services & Next Steps

Epsilon at The Star Residences – September 2025
We are writing to share the latest update on progress at Epsilon. Thank you for your patience as we work through this process.
Based on current information and the remediation program provided by Multiplex Construction, we now anticipate completion and settlements in mid-2026.
The updated timeframe is primarily driven by:
- Rectification of apartments affected by the flooding event (Levels 47 and below)
- Replacement of critical building services, including lifts, electrical switchboards, and mechanical systems which are required by ALL apartments (level 23 – 65 inclusive)
These services are highly specialised and require overseas procurement, resulting in unavoidable long lead times.
Progress to Date
- Fitout works continue on the upper levels (Levels 48 and above).
- Remediation works are well underway on Levels 23–47, including removal of damaged materials, sampling of affected areas, and hygienist clearance before reinstatement of carpet, flooring, plasterboard, joinery, and other finishes.
- Residential common areas, including lobbies, porte-cochere and amenities, are largely complete. Some targeted works remain, including replacement of the gym floor and the kids’ room ceiling.
- Minor façade works continue across the tower.

Epsilon at The Star Residences – May 2025
We would like to provide an update on progress at Epsilon following the hydrant main failure on Friday, 28 March 2025.
We understand purchasers are eager for greater clarity around timeframes. Since our last communication, Multiplex has returned to site following the mandatory shutdown period and continue to work closely with consultants, contractors, and the insurer to assess and address the impacts.
We want to assure you that rectification works are progressing, but due to damage to some critical services the required scope has proven more complex than initially anticipated and unfortunately we are not yet in a position to confirm settlement timing. We can advise that it will be later than originally expected and settlements will not occur before Q4 2025.
We understand the inconvenience this situation has caused and thank you for your continued patience. We remain committed to keeping you informed and will share more information on timing and next steps as soon as further assessments are complete.
We too are disappointed by the unforeseen event and the resulting delays. Like you, we had been looking forward to welcoming you into your new home sooner. Despite this setback, our focus remains firmly on delivering the high-quality product you expect and something we are proud to stand behind, and that we believe you’ll be proud to call home.
What Works Have Been Completed & Next Steps:
Over the past several weeks, Multiplex has focused on the safe removal of all water-affected materials, working in accordance with strict union and hygiene protocols. This has included:
• Removal of timber flooring, carpet, joinery and plasterboard in affected areas
• Independent hygienist inspections and reporting
• Isolation and inspection of services such as electrical, mechanical, and fire systems
Next steps involve:
• Confirming the full scope of rectification works with all trades and consultants, including material availability and lead times
• Agreeing a revised programme with the insurer
• Commencing repair and reinstatement works
• Rectification of critical building services, including lifts, electrical switchboards and mechanical systems

Frequently Asked Questions
Expiring Financial and Valuations
Q: My finance application or valuation is expiring. What should I do?
A: There is no need to update finance or valuations at this time. You will be given notice and the opportunity to complete these steps closer to the revised settlement period.
Q: Should I continue with my finance application or book a valuation?
A: All valuation bookings have been cancelled. We recommend placing any finance applications on hold. We will provide further guidance in due course.
Inspections
Q: I’ve already completed my pre-settlement inspection. Will I get another opportunity?
A: Yes. Pre-Settlement Inspections (PSIs) will be rescheduled and made available closer to revised settlement dates.
Certification and Compliance
Q: What certifications are required before settlement?
A: All rectification works will be fully certified prior to settlement. This includes hygiene clearance by qualified professionals and standard compliance sign-off across all services and construction elements.
Q: Will I receive a damage report for my individual apartment?
A: No, individual damage reports will not be issued. However, be assured that any required rectification has been or will be completed and signed off as part of the building-wide rectification program prior to settlement.
Term Deposits and Leasing
Q: Should I reinvest my term deposit or extend my lease?
A: At this stage, we can confirm settlements will not occur before Q4 2025.
Contract of Sale and 10% deposit
Q: Am I still earning interest on my 10% deposit?
A: Yes, your deposit monies are invested and any interest earned on it will be paid to the purchaser if they settle in accordance with the contract of sale.
Q: Am I entitled to mutually terminate my contract based on these circumstances?
A: No, you are still bound by the terms of your contract of sale.
Epsilon at The Star Residences – Update
We would like to provide a further update following the hydrant main failure incident on Friday, 28 March 2025.
Since our last communication, Multiplex has continued to progress remediation works. Under the supervision of a qualified hygienist, the team has been carefully removing impacted materials from the affected levels, from Level 47 downwards.
Multiplex, in collaboration with its consultants and subcontractors, is currently focused on assessing the extent of potential damage to critical building services – including mechanical, electrical, communications, fire, and lift systems – and the implications across all levels of the building. These services are vital to the safe and functional operation of the building and remain a top priority.
Once these assessments are more advanced, Multiplex will be able to develop a clearer view of the required rectification approach and timeframes. While this process will take time, we will continue to provide updates as more information becomes available.
While apartments above Level 47 have not sustained any water damage, they may be impacted by works required to essential building services, which may affect completion dates for these levels.
Please note that no works will progress from Monday, 14 April until Tuesday, 29 April for the industry-scheduled Easter and Anzac Day shutdown period, These industry-mandated breaks under the governing EBA agreement and are outside of our control.
Our next project update will be issued in mid-May 2025, following the recommencement of site activity.

EPSILON UPDATE – 4th April 2025
We would like to provide an update regarding the incident that occurred at Epsilon at The Star Residences on Friday, 28 March, at approximately 11:00 AM.
A hydrant main failure in the eastern fire stairwell on Level 47 resulted in water being released down the stairwell, impacting multiple residential apartments, corridors, hotel rooms, lifts, and infrastructure. We can confirm that there has been no water ingress into apartments from the burst fire main on Level 48 and above.
Multiplex, one of Australia’s most experienced builders, responded swiftly to contain and manage the situation, with their team working diligently throughout the weekend to commence rectification.
Multiplex is continuing emergency mitigation works, which include the identification and removal of damp and affected materials. Dehumidifiers and fans have been installed throughout the tower, and most apartment floors have their air-conditioning units running to expedite the drying process. Multiplex has engaged remediation experts and hygienists who are assessing moisture levels and monitoring for any signs of mould, while insurance assessors are conducting inspections in collaboration with Multiplex and DGC Destination Gold Coast Consortium representatives.
We understand that purchasers are eager to know when apartments will be ready for settlement. At this stage, Multiplex have advised they are still assessing the full extent of the damage and working through the necessary methodologies to rectify it. While we await their response we are unable to provide a definitive timeframe.
We will continue to keep you informed and will share a realistic settlement timeline as soon as possible.

CONSIDER FINANCE OPTIONS
4 months prior to settlement you should start to narrow down what financial options you have to settle.
Will you settle by cash, get a home loan, or maybe a combination?
Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.
VALUATIONS
BEGIN
We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.
For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.
PURCHASER INSPECTIONS
At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.
Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.
PRE-SETTLEMENT PERIOD
Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.
Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.
During this time the builder will continue to address any defects where possible.

Once settlement is called your conveyancer will assist you in preparing for your settlement.
Make sure your loan has been finalised and your cash is ready.
Once your settlement is complete the keys to your new home will be available to collect.
