Please note that the Edithvale Place site is a working construction site with no access to purchasers unless they are attending a pre settlement inspection. Please do not arrive onsite unless previously arranged.
Unfortunately the Builders have been delayed by a number of supply issues.
Occupancy is now anticipated for the Middle of September with inspections to follow shortly after with settlements anticipated towards the end of the month.

Work is continuing at a steady pace at Edithvale Place however the wet weather has slowed progress down externally.
Metro have been told by the Builder Creation that the homes fronting Station St are anticipated to achieve Occupancy Permits in late August, so not long now!
Ordinarily this would trigger settlement and there would be 14 days from OP until settlement, but Metro are conscious that there is a lot to do in the front of these homes following scaffold dismantling this week.
Metro will trigger settlement when the fronts are sufficiently complete and they will know as the month goes on if this will coincide with Occupancy Permits of not.
Once OPs are achieved, Metro will be able to facilitate early settlements for those that want/need it.
For those interested in early settlements this would be with the understanding that there may be some outstanding front landscape works.

Lots 14-26 With purchaser inspections nearly complete the builders are working through the defects lists with the aim to rectify as many pre settlement defects prior to settlement as possible. Settlement has been called and is due on the 1st July. Keys can be collected onsite on Monday 1st July between 330pm and 430pm.
Lots 1-13 Works are continuing on these homes. Anticipated settlement for these lots is Mid-Late August 2024.

Lots 27-38 The final touches are being put on these homes with purchaser Inspections to occur week beginning 20th May. Please note there may be landscaping works continuing right up until settlement. Settlement is anticipated to be called any day with settlement to occur before the end of May.
Lots 14-26 These homes are moving along with flooring scheduled to beginning installation next week.Valuations are anticipated to begin late next week or early the week after. We will send you an email once your home is ready for valuation. Anticipated settlement for these lots is Late June.

Lots 27-38 All upper scaffold has been removed. Lower scaffold will be removed once aircon condenser installation is complete. Kitchens and bathrooms are installed with flooring ongoing. Fit off to commence soon. Anticipated settlement Late May 2024.
Lots 14-26 Internal and external painting nearing completion. Scaffold is scheduled to be removed by end of April. Carports are progressing with plaster lining and painting scheduled for late April. Flooring and Fit off booked for May. Settlement for these lots is anticipated for Late June 2024.
Lots 1-13 Cladding almost complete. Balcony and rooftop tanking complete with tiling to follow. Plaster complete in double stories, with triple stories to commence later in April. Anticipated settlement for these lots is Late July 2024.

At about 3-4 months before settlement you should start to narrow down what financial options you have to settle.
Will you settle by cash, get a home loan, or maybe a combination?
Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.
We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.
For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.
At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.
Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.
Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.
Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.
During this time the builder will continue to address any defects where possible.
Once settlement is called your conveyancer will assist you in preparing for your settlement.
Make sure your loan has been finalised and your cash is ready.
Once your settlement is complete the keys to your new home will be available to collect.
