Hi and welcome to the settlement update page for Anderson Park!
 
You should all have heard from us both via email and spoken to Tania Torres. If you haven’t, please call Tania to update your details on 0477 015 826. As you know, we have been appointed by the developer, Ever City, to assist you in your settlement journey, from now until you collect your keys upon settlement. You can think of us as your settlement concierge; we’re here to help however we can and point you in the right direction with your enquiries. 
 
You’ll hear from us a bit during your settlement journey, and this is where most updates will be posted – the settlement update page. On this page we’ll be sharing construction updates, photos, letting you know when valuations and purchaser inspections are available, as well as offering some helpful tips and advice to assist you with a smooth settlement.
 
Although we’re quite knowledgable about the settlement process, we aren’t trained legal professionals. We’ll leave that to your conveyancer. They will be able to look after questions about your contract of sale, stamp duty or other legal aspects of your settlement.

SETTLEMENT HAS NOW BEEN CALLED AT ANDERSON PARK

If you have not been notified by your solicitor or conveyancer of this advice, please contact them immediately. If you have since changed legal representatives then please contact Tania immediately on tania@settlement-solutions.com.au

If you still require a valuation to be completed by your bank, this is urgent. Banks’ valuers must contact Tania Torres on 0477 015 826 or tania@settlement-solutions.com.au to make an inspection appointment. Please pass on these details to your bank or broker.

Keys

Once settlement has been confirmed by your legal representative to Property Settlement Solutions, your keys will be available for collection from our representative.

Processing of settlement can take at least one hour to complete from the time you are notified of settlement by your conveyancer to Property Settlement Solutions being authorised to release keys to purchasers. We suggest all purchasers take this into consideration before collecting their keys.

After these dates, key collection is by appointment only and purchasers must contact Tania Torres on 0477 015 826 or at tania@settlement-solutions.com.au to book an appointment.

If you cannot collect the keys yourself you can authorise another person to collect them on your behalf by completing this form. You may email the form to tania@settlement-solutions.com.au prior to key collection or hand to our representative when collecting keys. Please bring photo ID

Please note: Keys cannot be issued to anyone other than the purchaser without Property Settlement Solutions having received a completed key collection authority form.

Moving In

Your owners corporation details (Strata Plan) and instructions on moving in can be found here

Utilities

Both electricity and gas are on embedded networks. You will be required to register your details with the two organisations, then connection will occur.

Electricity 

Your electricity embedded network is with b.energy. Please follow the instructions on this form to register.

Gas & Hot Water

Your gas and hot water network is Origin. Please read this letter here for instructions on how to connect. 

Your water connection is with Yarra Water.

NBN

Here is an important update on the connection of NBN to Anderson Park apartments.

Although all construction and connection works were completed some time ago, the developer has become aware there is an administrative delay at NBN in processing the connection of the building. This is the reason why some owners may be having trouble trying to set up accounts.

This matter has now been escalated with NBN Management. We are now in ongoing liaison with them to address the matter

We will provide all owners with advice on a clear “turn-on” date when this becomes apparent.

All other services are live into the building and you should not have any similar issues getting accounts established

CERTIFICATE OF OCCUPANCY HAS BEEN ISSUED & THE PLAN OF SUBDIVISION HAS BEEN LODGED WITH THE LAND TITLES OFFICE

The Certificate of Occupancy has now been issued. 

The Plan of Subdivision has now been lodged with the Land Titles Office. The developer anticipates the registration process to take approximately one week, if no unforeseen delays. Once registered,  then settlement will be called. 

If you still require a valuation to be completed by your bank, this is now urgent. Push your finance applications through and ensure your bank orders a valuation quickly, if required. Banks’ valuers must contact Tania Torres on 0477 015 826 or tania@settlement-solutions.com.au to make an inspection appointment. Please pass on these details to your bank or broker.

STATEMENT OF COMPLIANCE RECEIVED

Anderson Park has now received its Statement of Compliance and the Plan of Subdivision is being prepared to submit to the Land Titles Office. Once this has been submitted and registered, and the Certificate of Occupancy has been achieved then settlement will be called. Please continue to push your finance applications through and ensure your bank orders a valuation, if required. BANK VALUATION & PURCHASER PRE SETTLEMENT INSPECTIONS NOW AVAILABLE!

Your apartment will be ready for your bank’s valuer inspection from Tuesday 4th May 2021. Banks valuers must contact Tania Torres on 0477 015 826 or tania@settlement-solutions.com.au to make an inspection appointment. Please pass on these details to your bank or broker.

Your apartment will also be ready for your pre settlement (final) inspection from Wednesday 5th May. Please look for the email sent to you from Property Settlement Solutions as it provides each apartment with its own unique booking link for you to book your pre settlement inspection online.

CONSTRUCTION PROGRESS AND INSPECTIONS TO COMMENCE SHORTLY 

Works are progressing very well on site and the apartments are almost ready for banks’ valuer inspections then purchaser pre settlement inspections.


We anticipate commencing valuer inspections in the first week of May and will make a determination on these dates after a site inspection this Thursday

Please look out for an email from Property Settlement Solutions after Thursday with instructions on how your banks’ valuers can contact Tania Torres to book inspections. You will also be provided with a unique booking link for you to book your pre settlement inspection prior to settlement.

CONSTRUCTION UPDATE AND VALUATION INSPECTION DATE UPDATE

By now, everyone should have their finance applications well under way. Property Settlement Solutions walked through Anderson Park last week. Apartments are looking terrific and very close to being ready for bank valuation inspections. Common areas are now being fitted, the basement being cleared out and external landscaping is looking to commence. See recent photos below.

We will update this forum after Easter with a closer understanding of commencement dates for valuation inspections – most likely two weeks after Easter. In the meantime, please continue to push finance applications through as settlements are on track for May 2021

In this stage you should start to explore what financial options you have to settle.

You should consider what bank loan options are available & whether you will appoint a broker to assist you with your loan applications.

Generally 6-8 weeks prior to settlement.

Your apartment is now available for bank valuation as part of your loan application.

Purchasers bringing money into Australia for their settlement should being planning their transfer.

PURCHASER INSPECTIONS

Generally 4-2 weeks prior to settlement

At this point construction on your new home is nearing completion. You will receive an invite by email to inspect your apartment.

After your inspection any defects reported will be noted and passed to the builder to begin addressing.

PRE-SETTLEMENT PERIOD

Now that your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or bank loan, should be finalised & ready for settlement.

During this time the builder will continue to address any defects where possible.

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Make sure your loan has been finalised and your cash is ready.

Once your settlement is complete the keys to your new home will be available to collect.

Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
