SEPTEMBER CONSTRUCTION UPDATE

Despite the current lockdown restrictions, Aspekt are continuing to expertly manage works onsite. 
Due to their sequencing and subcontractor engagement, there has been negligible impact on forecast completion dates.
 
Since the last update, the following key tasks have taken place:
 
Authority connection works are nearing completion with their compliance testing being undertaken.
External cladding is progressing well across the job with the majority of facades clad.
Joinery has been installed to all apartments allowing painting to progress.
Work on the common areas has commenced with the lobby beginning to take shape.
The paving has been installed to all terraces with planting to occur in the coming weeks.

Settlements remain on track to occur from late October with the project now nearing bank valuation stage

We will be in touch later this month when you apartment is ready for bank valuation inspection. 
These inspections are anticipated to start on the lower levels in the last week of September. 
Please make sure you have secured you pre approval with your lender.

AUGUST CONSTRUCTION UPDATE

Progress on site is tracking well with the team ahead of program.
 
The following key tasks have taken place:
 
The scaffolding has been removed to the front facade unveiling the brick and metalwork.
The hoist is being decommissioned now as all the required materials are onsite.
Tiling and stone installation is progressing well on the lower levels as well as floor finishes.
Wall framing and plasterboard is complete, the joinery has been installed in the majority of the apartments.
The hard landscaping has commenced with pavers being installed, planters delivered, and pergola structures constructed. 
 
Project completion is targeted for early October with settlements anticipated for later that month.
 
We will be in touch shortly when you apartment is ready for bank valuation inspection . Please make sure you and now securing your pre-approval with your lender.

JUNE CONSTRUCTION UPDATE

Over the past few months we’ve seen significant progress on Alexandra Clifton Hill.
 
Externally, the concrete structure has reached completion and the tower crane has been removed. Over the coming months the builder’s focus will be on completing the final façade finishes on the upper levels followed by removing the remaining scaffold.Internally, wall framing and plasterboard is well progressed through the project with joinery commencing on the lower levels.

Welcome to the settlement journey blog for Alexandra Clifton Hill!
 
We’re Property settlement Solutions and we’ve been appointed by Wulff Projects and the Carta group to assist you in your settlement journey. Our role is to assist in areas such as co-ordinating access for valuations, booking your Pre-settlement Inspection, key collection after settlement and general enquiries.
 
You can think of us as your settlement concierge; we’re here to help however we can and point you in the right direction with your enquiries.
 
You’ll hear from us a bit during your settlement journey, and this is page is where updates will be posted. Below we’ll be sharing construction updates & photos, as well as posts letting you know when valuations and Purchaser Inspections are available. Please also check out our Settlement Guide or our Settlement FAQ for helpful tips to assist you with a smooth settlement.

SETTLEMENT JOURNEY STAGES

CONSIDER FINANCE OPTIONS

At about 3-4 months before settlement you should start to narrow down what financial options you have to settle.

Will you settle by cash, get a home loan, or maybe a combination?

Should you choose to finance with a loan, we recommend you appoint a broker to assist you with your applications.

VALUATIONS
BEGIN

We'll let you know once your apartment is ready bank valuations will be available, usually there are required as part of your loan application.

For purchasers bringing money into Australia, make sure you have set up an Australian bank account and begin transferring your money.

PURCHASER INSPECTIONS

At this point construction on your new home is almost complete. We will send you an invite to conduct your pre-settlement inspection.

Any defects picked up in your inspection, will be noted and passed to the builder to begin addressing.

PRE-SETTLEMENT PERIOD

Once your inspection is complete the next stage is to wait for the Occupancy Permit and Titles to be issued so settlement can be called.

Your finance, either cash transfer or Bank loan, should be finalised and ready for settlement.

During this time the builder will continue to address any defects where possible.

SETTLEMENT
DAY

Once settlement is called your conveyancer will assist you in preparing for your settlement.

Make sure your loan has been finalised and your cash is ready.

Once your settlement is complete the keys to your new home will be available to collect.

POST
SETTLEMENT

Your settlement has been finalised.

We'll pass on details of the move in process and helpful information so you can get ready for your new home.

Your dedicated Owners corporation/ building manager will now be your point of contact & assist you with settling in to your new home.
